Roman Svyatetskiy is a Texas REALTOR® (TREC #713126) sponsored by JPAR® San Antonio and a licensed Mortgage Loan Originator (NMLS #2777337) with NEXA Mortgage, LLC (NMLS #1660690).

We collect information you voluntarily provide when you:

• Fill out a contact, home value, or consultation form
• Subscribe to our email newsletter or market updates
• Send us email, SMS, or call our office
• Request a mortgage prequalification or a comparative market analysis

This may include your name, email address, phone number, mailing address, property address, price range, timeline, financing situation, and any other information you choose to share.

Our hosting provider may process technical information, such as IP address, browser and device type, and requested pages, to deliver and protect the Site. Optional Google Analytics is described below and is loaded only after you choose to allow it.

How We Use Your Information

We use the information you provide to:

• Respond to your inquiries and provide the real estate or mortgage services you requested
• Send market updates, listing alerts, and educational content you have opted into

How We Share Your Information

We do not sell your personal information. We may share information only as needed:

• With JPAR® San Antonio, our sponsoring broker, for real estate transactions
• With NEXA Mortgage, LLC and its authorized systems for mortgage prequalification and origination when you request mortgage services
• With trusted service providers who help operate the Site, email, CRM, and analytics under confidentiality obligations
• With title companies, lenders, appraisers, inspectors, or other parties reasonably necessary to complete a real estate or mortgage transaction you initiate
• When required by law, court order, or lawful regulatory request from TREC, TDSML, NMLS, HUD, or similar authorities

Communications & Text Messages

If you contact us or opt in to receive updates, you may receive email, phone, or SMS messages from us. Message and data rates may apply. You can opt out of email at any time using the unsubscribe link in any email, or reply STOP to any text message to opt out of SMS.

Cookies & Analytics

With your permission, we use Google Analytics 4 to understand page visits and improve our educational content. Google may process information about your browser, device, page visits, approximate location, and referring website, and set analytics cookies. We do not load Google Analytics before you select “Allow analytics.” Choosing “No thanks” does not prevent you from using the Site.

Our implementation removes query strings and URL fragments from the page address sent to Analytics, limits the referring address to its website origin, and does not intentionally send names, email addresses, phone numbers, or mortgage/contact form answers. Automatic form-interaction measurement, Google signals, and advertising-personalization signals are not enabled in this setup.

Your analytics choice is stored in this browser for up to 180 days. Use “Analytics preferences” in the footer to change it at any time. Declining after previously accepting stops future Google Analytics collection from this browser on this Site and removes the analytics cookies set by this implementation; it does not erase data already received by Google. Your choice is browser-specific.

Data Security

We use reasonable administrative, technical, and physical safeguards to protect the information you share with us. No internet transmission is 100% secure, and we cannot guarantee absolute security. Please do not send sensitive information (such as Social Security numbers, tax returns, or bank statements) by regular email — use a secure document portal we provide or another secure channel.

Children's Privacy

The Site is not directed to children under 13, and we do not knowingly collect personal information from children under 13.

Your Choices

You may:

• Request access to, correction of, or deletion of the personal information we hold about you
• Opt out of marketing emails or SMS at any time (see Communications above)
